I am new to BP but saw this website as mutually beneficial as I build a network of people that are interested in commercial real estate deals that I represent at significantly below market value. Below are some examples of current deals that could be available in the next 30 - 60 days. I would love to speak to any potentially interested buyer, agent, or hard money lender for deals that I will purchase myself. All deals will include agent comp.

If I am breaking protocol with this post I apologize.

Current opportunities that are in the works:

- Investors - Location: Chicago IL Northern Suburbs: Class A Office space; 200,000 sq ft;  High vacancy. Within next 60 days seller looking to unload at 30-40% below market value. Must be experienced investor that can move quickly when opportunity goes live. Ball park $3m.

- Investors - Location: Louisville KY: Redevelopment/Commercial Building; 50,000 sq ft; 2 Acres; Large C-2 redevelopment site; feasibility study determined site can support up to 61,000 RSF for self storage facility. Available within 30 days. Ball park $350k.

- Hard Money Lender - Location: Charlotte NC: Commercial building with successful recession proof national tenant; Market Value $1.1 m; Loan needed $500k. Timeline - 60 days.

As new deals arise I will post. I'm sure I will learn proper protocol in the near short term.

Regards,

Phil
