Vacation Rental in Sarasota

Hello,

I hope everyone is staying sane in these crazy times. We are currently looking for a VR in LongBoat Key, Sarasota (either 2b/2b or 1b/1b, we have a budget of around $250K ). We would like to use a couple of times in the year (tired of spending so much money in hotels!) so it would be a mix of personal use and investment property. We are counting with the rent income to pay for the mortgage. 

Anyone has any input on occupancy rates in the area? (I'm considering a conservative 50% occupancy rate based on the data we got from some PM companies we interviewed)... 

Whats going to happen with the tourism in Florida in the next couple of months? Are people going to enjoy their vacation closer to home, driving destination, domestically instead of going somewhere abroad (cruises will be out of question I assume..)..how will the crises affect Snow Birds? 

Any thoughts or insight would be much appreciated!
