Rent/Sell at same time??

Hi BP

What is your strategy for simultaneously renting and selling your property?

How do you make the decision to pick if presented by both options?

If renters show up first (shortage here) but I still want to give selling a chance?

last time this happened i felt i was to quick to accept the renter....not that it was a bad choice.

OR

just rent for 2 yr and sell, if i am in this limbo.

not much appreciation here.

i'm updating 1960 to present, added bath and opened floor plan.

numbers;
bought free clear 167k
renov 30k
resell conservative 235k, thought 250k (wrong comps, much to learn new mkt)

rent 1800-2000
tax 5000
ins 700
about $500/mo, net 1300-1500/mo ;p

rental is no problem I hear, esp in this area.
