Our first home not in my business name but my wife's name

My wife bought our first house in which I'm on the property too. We still have a mortgage but wanted to put the home into my RE LLC. Can she gift the property with a mortage or will I have to buy the property from her to take over the property?

its being rented now and an investment property.

also I'm considering buying to add it into our RE portfolio and bring the monthly payment down
