Backyard issues for a single family

I am looking at a property that has some potential but one of my biggest concerns is the backyard.  It is in terrible condition so there is no grass growing, just weeds. It is also on a very steep hill and it will be hard for me to expect a renter to push mow and maintain.  The neighbors on both sides do an excellent job with their yards and I dont want to have headaches going forward.  Any thoughts??
