Is a recession a good time to buy flippers or rentals??

Interested in discussing whether or not the next few months are a good time to get into real estate. I am working on a partnership with a local homeowner. He will be getting a few properties on a deed of trust. I am interested in see what thoughts and opinions people have that now is a good time to get started and if so what strategies do you suggest. Thanks!
