Inheritance before death

Hi all. So my mother's home is something I have been taking care of for the last 25 years and my mother is getting into those years of uncertainty and she has a lot of equity in the property and it's in an area by a very popular college in Ohio. My mother still lives in the house and I'm wondering with all the equity she has in the property if there is a way for me to acquire it and utilize the equity with her still living in it? What would be the best way to do so? My mother is content with me taking it over but I don't want to do anything that would hinder her but feel it might be wise as she gets to the scary years to have it in my name anyway. Not sure if this will even make sense but it has been a question or a thought for sometime now.
