Cold-Calling Craigslist "For Rent" ads

So I have grazed through Indianapolis Craigslist "For Rent" ads and identified some mom and pop type rentals that I plan to cold-call to see if they'd actually be interested in selling their properties. Instead of just 'winging it', I'd like to have an effective script to use with these potential sellers. 


Does anyone have a decent script/template that they use for these cold-calls to help ensure all the right information is captured?

 We've done many deals doing this.....There is no special script you need. Keep it simple man, you aren't going to trick them into selling. Tell them who you are and that you are interested in buying their property. They will either be interested or they won't. And if they aren't interested today make sure you follow up on a scheduled basis so that you catch them when they are interested.

when we marketed for timber land.. we dripped the heck out of the owners.. and my partner would always say as long as the trees are still standing its still a lead.  build a data base  be very polite ASK them if its OK to call in 6 months to see if anything changes.. Send a thank you note hand written.. so when you do call they know its U might take a few years but you will be surprised once you fill your lead pipeline.

And those that had 500k to 2 million worth of standing timber they got  Salmon  ( Fresh and Smoked that my partner caught on his ranch on the Oregon coast) Elk steaks and jerky from the Elk he kills every year.. those little treats  make us literally millions of dollars in log revenue and net profits over the years..
