Tax implications if my mother transfer the house into my name

Hello everyone. My mom is currently 55 and no longer wants to live in our bustling city. She would like to transfer the house into my name and I am planning to live there for another 3-5 years at the very least. She bought the house in 2001 for 60k and it is paid off. It is currently worth 270k. I am never planning to sell this house as it is my childhood home but I am planning to be able to take out an equity loan in the next 3-5 years as a down payment for my first "forever" home. I would like to know are there any tax implications on my end if I receive this house as a gift?
