I NEED HELP STRUCTURING A DEAL!!!

I am currently renting my townhome and I'd like to sit down with my landlord and discuss purchasing it from him. I am looking for him to finance 20% of the deal with the hopes of going to the bank and getting the 80%. I have someone who's willing to rent the unit out for $1350 and has the money for the downpayment and first month rent. 

Anyone willing to share how they've previously structured a similar deal? 

The townhome is owned free and clear.
