it would be my 7th property (all rentals).

asking - 70k (i offered 64, he said "full price only")

sq. ft - 974
remodel - around $10k (the way i spend, might be up to 15k, who knows)
taxes - $2500
insurance - $950
putting down 25%, rest at 4% ($52.5k loan)

i think i can get $1,050, but worst case is $1k.

the house is around all my other homes, i get rent between $1,000-$1300, but this one is on a through road. not a main road, but a "half mile through road".
