Best markets for multi-family property investments

What markets have you found to be best for multi-family property investments? We are in Texas, but we're not opposed to investing out of state. We're looking at all factors: cashflow, cash on cash ROI, good/stable tenants. Let us know your experiences. Thank you in advance!
