Buyers List Building

Hello everyone, particularly Wholesalers, Curious to know how everyone is building their cash buyers list. I have Propstream and it's absolutely amazing when it comes to finding the buyers. I have a few lists of cash buyers in the few markets I am wanting to target. Iv'e covered all the steps from all the mentors on youtube and REI books, so on and so forth. The next thing to do is to REACH OUT!! I guesss i'm just curious to hear other experienced investors in this area and see how you guys are approaching your prospective cash buyers and getting them on your Buyer's List.

How do your phone calls sound? 

Are you blasting email landing pages?

Postcards?Texts? 

I'd personally like to just pick up the phone and call, but not quite sure how to start the conversation lol any advice is always appreciated!!
