People ask me where do I get my leads...
Both new investors and seasoned investors often ask, where do you get your leads. After buying hundreds of properties here's where I buy property, your mileage may vary:
I'm a real estate broker, so you would think that I get all my leads from the MLS. Actually only 25% of the hundreds of properties that I have bought have come from the MLS.
58% came from verbal auctions,
31% from tax sales,
19% from FSBOs,
15% from estates/probates,
13% from sealed bid auctions,
13% from Word of Mouth,
10% from VA foreclosures,
6% from HUD foreclosures,
2% from Bank foreclosures, and
2% from Relocation companies.
I tell everybody that I'm looking for real estate, and recently bought 8 houses in 8 days from 8 different sellers.
So that's where I get property, where do you get your properties from?
