Off Market Deals and realtors

Hi all,

New Investor, still searching for that deal that fits my criteria. 

I may have found a potential off market deal. I want to gain more information on the property. I know the information that I need my realtor can acquire for me easily. 

Is it wise to use a realtor for a off market deal, considering it would be my first attempt at an off market deal?

If so, in what way could compensate my realtor for their services?

Should I be deploying a different tactic?
