Wholesaling- What do I not know?

My husband and I are newbies to all real estate and have been listening to all the podcasts. I would love any and all advice on wholesaling. We are working with an investor and had all intent to to flip a house but got an irresistible offer to sell right away. Its my understanding we cant 1031 because it wasn't a property that we held onto. Do we have to pay capital gains?
