Buying home to flip in flood zone

Hi BP group! I'm currently eyeing a property potentially located in a flood zone. My goal is to flip this property.

Would you recommend buying properties in which you *plan to resell* in flood zones?

(Obviously the Buyer and their bank may have some input here, not to mention mandatory F insurance)
