Items left on Property after Purchase

Hey BP

I purchased a property on assignment from a wholesaler on Friday. Items such as a towable trailer, car, van, laptops etc were still left at the property. We gave the current homeowner until Monday to remove items  out of good faith.

Am I entitled to the things left on the property?
I could use a nice trailer but legal repercussions of taking ownership of it illegally is not worth it.

Any feedback from experience or a lawyers perspective would be appreciated!
