Newbie question, rent or sell my house?

I live in WA state and bought my house with 0% down for 220k and it is currently worth 310k. My mortgage is 1300 a month and I think it would rent for about 1700-1800 a month. I would have to use a property manager. Should I rent and hold on to this house or take my tax free gains on the house and use it to buy multiple properties in Alabama? Any advice is appreciated
