portfolio lenders for fixer uppers in Massachusetts

Hello everyone,

I put an offer in on a duplex that needs a lot of work and will not pass conventional financing or standard FHA financing(the biggest reason being no heat source). I am planning on using an FHA 203k loan but, after more research, do not really like all the fine print of the 203k loan. So I decided to research other lending options, and I read that some portfolio lenders will lend on a property that is in BAD condition, such as the property I put an offer on, a property that would fail conventional financing.

Are there portfolio lenders in Massachusetts that would pass a home without a heating source, peeling paint, etc.???
