Advice Needed for 1st Rental Property

Hello! My husband and I are under contract on a 10 unit building. The owner told us the building probably needed a new roof, and the inspector told us that it’s a dire need at this point. It’s been patched and neglected far too long. We’re wondering how best to negotiate with the seller regarding the cost of the roof. Estimates come in at $14-18k for the job. The owner is a little shady. Would it be best to ask that he lowers the price and then we cover roof repairs out of pocket? Or should we split roof cost out of pocket and stick with original asking price? Or another option? We just aren’t sure how to proceed. Looking for advice from you experienced people on the forum!
