County records showing different number of bedrooms and bathrooms
I'm under contract on a property where the county records report one less bedroom and one less bathroom than the property actually has. The previous owner did a garage conversion as well as closed in a back patio. I didn't find any permits related to that in the records so it might've been done without permit. It was probably a long time ago because the owner has owned the property since the '80s. If I were to purchase it what liabilities would I assume? Should I proceed with the purchase or is this a big deal? I plan to use it as a rental. Should mention the square footage is reported accurately on the county record so no additional space was added.
