New to Analyzing Rental Properties

Here is a rental that went up recently in my area. I have been running the numbers and analyzing proprieties using Bigger Pockets webinars and expenses.

I figured that offering 90-95 would allow me to have a decent cash flow and cash on cash return with estimated expenses for that area. Remember I’m new to this, so any advice about analyzing properties would be golden nuggets for me!
