Selling OB properties

Looking for advice in selling my own properties in the Outer Banks (OBX) without a realtor? I'm selling both my LTR and personal home. Both are high-end residences and can't afford to take the hit on commissions from a realtor. We sold our last home over a beer in a bar, TRUE STORY! so now we are a bit jaded about selling. I am in marketing and I can get the materials and site to sell it, just didn't know of any other pitfalls/heads-up to look out for.
