Get licensing or not?
I have been a flooring contractor for 24 years. I have flipped properties toward the beginning of my career including building 5 homes myself. I have met a few guys who are interested in investing in real estate with me. We are discussing forming a LLC specifically for investing.
Because we are forming a LLC here in Scottsdale, AZ the flips we do will be for gain. I am told we need to hire contractors to do the work. So I am considering getting the General Contractor License to be able to do a majority of the work myself. That is what I bring to the table finding the deals fixing the property and handling its sale. (Essentially everything but the finance)
I had my real estate license in IL so I am thinking of adding the license as well. These licenses will cost me total about 3K to get all that I want plus the time needed to study for the exams.
So my question is does this make sense? From my perspective I will be adding value to myself therefore it seems smart. However from these guys perspective its not just one flip/purchase at a time and that I wont be able to do all the work myself, so it would be a waste of effort on my part. I already have all the experience and knowledge required to be a valuable part of the team.
Would like to hear if I am thinking too small or if I may indeed be thinking the right way.
