What is up BP!

I'm looking to buy my first deal, and there's a multi family unit that has been sitting on the market and the price keeps dropping. Zillow description says the units are already rented, and for how much. I've ran the numbers, and it looks like a pretty solid deal....

Sooo why has it been sitting so long, what as a new investor am I missing? What do I need to find out before talking to the listing agent, and reaching out to a property manager in the area to get their opinion of it.
