Positive cashflow SFH in CA

Hi,

I am a newbie and wanted to invested in SFH in CA, preferably within day trip from Bay Area.

The property must have positive cash flow, after it accounts for mortgage. 

The major problem I am facing is find such properties. The price of the property should not be 150K, and preferably built after 2000.

Please let me know if anyone can suggest or guide me here. Another concern is that would CA Rent control law affect such properties future value.

............and Built after the year 2000?
