Newbie in Pensacola/Pace/UWF

Hey everyone!

I'm Josh and I'm a new investor who's been researching real estate for just over a year. We currently live in Italy because my wife is active duty air force. She just got into University of West Florida nursing program and we will end up there this summer! We will be there two years and I want to do a live in rehab then rent it out when we leave.

Looking for good neighborhoods, investor friendly property manager and realtor recommendations! I've started looking an found some pretty good 4 bedroom houses that are 130k ish that need bedroom, bathroom, kitchen, and floor remodeling to add some equity. Is this a good price range in the Pensacola area? Any information is welcome and appreciated!! Thanks again.
