Looking to invest for the 1st time out of state in Dayton, Ohio

Looking at doing a BRRR strategy on a duplex with each unit being a 3 bd and 1 bath. Property is on the NW of Dayton. I'm thinking about doing a cash offer on a property that's on the market for $60,000. I spoke to the agent and I made him understands my position as an out of state investor. The agent told me that he priced the property a little high, so that he can leave some room to play with. I want to make a cash offer at $33,000. This would leave me some room for kitchen and bathroom updating. The rents are about $650 each side. What's your thoughts and comments? Thanks
