Manufactured home flip? Under contract for purchase. HELP!!!

Hello BP world! Experienced fix and flip investor here. 

I recently put a 1974 mobile home under contract for purchase. Sellers have to leave ASAP and they priced it at $13K. It is

contingent on clear title and inspection. Other manufactured homes in the park have been listed and sold in the $30K-$40K price point. It needs minor rehab and a lot of work has already been done.

I think there is some room for a profit, but has anyone else flipped a manufactured home? What should I watch out for? Do they take a long time to sell? Is financing an issue for the end buyer?

Hope I didn't get myself into something I can't handle. Thanks in advance!
