Steps to making a deal happen?

For a new investor what are the appropriate steps.

For example, if you find a deal in a new location and want to analyze it further, what steps do you take?

Should you even be looking for homes prior to having the right connections in place? (realtor, contractor, loan, ect)

Is it a waste of time to search when you don't have the people lined up to pull the plug? Or can these people be found fairly quick, before the deal is gone?
