Building quadplex steps?

I have been lnvestigating how to instead of buying a duplex, building a quadplex near where I live, I was wondering if anyone have experience with the  process and what are the pro/cons of building. 

Also is there a book related to doing this? Most books are focused on finding deals, but why not making your own deal?
