Real Estate Investing When Working Full Time!
How did I get over the fear? I did 3 things:
1.) I started small: I didn't go out and buy a large apartment building, or 10 houses in my first year. I started with one rental. It was a house hack that I had lived in for my first home. I felt comfortable that I knew the house and the neighborhood. Once I saw that things were going well with that property, I had the confidence to buy another, and another, and so on.
2.) I took the time to educate myself: I read books, went to local real estate meetup groups, I got my real estate license, I self managed my rental properties. The more I learned, the more normal the idea of being a rental property owner became.
3.) I studied the market: I spent a lot of time learning my market. I spent countless hours studying what properties were selling for and renting for. I researched how long properties took on average to rent, and how often they turned over. Once I got comfortable with the numbers, I felt so much more comfortable. I identified neighborhoods where rentals turned over often, and neighborhoods where tenants didn't seem to want to leave. Once I felt like I knew the market, the fear went away, and I started to get excited to buy rentals.
