What is your BEST CASH FLOWING property?
Looking over your portfolio, which property would you say is your best cash flowing property out of all of your properties?
I know I’ve mentioned mine some time last year. We bought a 3 acre lot that had a manufactured home on it that wasn’t part of the sale because the bank didn’t have title to it. We did what’s called a bonded title and took ownership of the manufactured home. The property also had a well on it and a large 1600 square foot workshop. We bought the property for 60k, spent about 15k for repairs, and paid 10k in back personal property taxes for the manufactured home (which we didn’t know about when we bought it). The property appraised at 180k and we got a long term loan on it for 108k. We rent it out for $1750 a month because of the shop and the acreage. We cash flow about $900 a month on that single property after we got back about 20k from the refinance.
