$50k property with $800+ rent in Memphis - good neighborhood?
Off market deal that was emailed to me recently - in 38127 - I'm curious to know if this is a good deal or not. I'm looking for 10% to 15% CoC in solid B neighborhoods - the returns on this one look attractive but I've read before that anything in the $50k range is likely problematic.

I think anything and everything in 38127 zip code is C grade or less... This is just an opinion some people may say there are A and B neighborhoods in 38127, unfortunately out of my 41 years here in Memphis I have not seen one yet. And I invest in 38127 a lot!!
