100 year land holds, where would you invest?

This is a hypothetical question. Where would you invest in land for multi-generational long term growth? Over the grapevine from Santa Clarita, CA might grow in the next 100 years, because that valley just keeps expanding.

Inspired by an old map I saw of Santa Cruz, CA, I was think about how with with just a few generations, previously unoccupied land could turn into billions worth of real estate.
