Comps hard to pin down in changing market
I'm having difficulty pinning down comps in an area where solds are all over the place. Many properties are selling as full gut rehabs so the price is very low. Lots of this kind of activity going on but not a lot of solds yet. Any suggestions on how to adjust for this to come up with an ARV?
