House with Structure Damage
Hello everyone, I could use some help. Aside from house hacking my first home, this would be my first buy and flip.I found this house in a great neighborhood in Colorado. The ARV is potentially over 400k. The asking price is 300k. The reasons for being so low is the home has structure damage from 100-150k. The home is mostly renovated so there won't be much updating needed. However the issue I'm running into is the seller will not budge on price at all. I don't know too many details but the reason being that he won't budge is there is a lawsuit, when he first bought the property and the structure damage was not disclosed. I believe this could be a great buy and flip, but do you all have any recommendations on how I could talk to reduce price or should I just move on?
