How to Find Building Restrictions

I recently spoke to a client that has a lot for sale in an established subdivision. So in hopes of a wholesale deal I contacted some builders to see if any were interested and found a couple that were. One of them is asking me for the building restrictions for the subdivision and I have no clue how to find them. Any help would be appreciated. Thanks.
