Asking Current Month to Month Tenants to Leave

I am looking at a twin single that has month to month tenants in both units. The listing agent says there are no leases. In my offer, I am contemplating asking that the current tenants be moved out prior to closing.  Both sides are severely under rented.  Can or would you do this?
