Residential Investing: Commercial vs. Personal

Hey Everyone!

I am a residential investor located in Edmonton, Alberta Canada and I am trying to explore options for third party financing. I currently have been purchasing and owning my homes personally. These consist of several rentals and currently in our first flip. I have no problem paying higher rates to allow the velocity of my cash to increase and am well aware that this path will lead to that.

My question is what are the pros and cons, in your experience, if I were to continue investing as a company vs. personally? I know there are implications to taxes and also the legal structure of the business, however I am wanting to specifically speak about borrowing. 

If I were to transfer my properties to a business, then seek a commercial loan, what might I expect? Pros & cons?

What about commercial mortgages on residential properties? Qualifying, lending value, etc.

Any info is appreciated!
