Listing, in San Antonio, for Investors- 2% or 1.5%?

I own a brokerage here in San Antonio, and also have another LLC that both holds and "flips" properties. It is very helpful when we are ready to sell, being able to list my own properties. So, I was wondering, if that would an opportunity to grow my real estate listings, by reaching out to investors and offering to list their flips at a discounted rate.

My question is, what is an attractive commission for  a listing agent for “dealers”? Considering 3% commission is common for central Texas, If I agreed to list a property for 2%, would that be enough of an incentive? Or would I need to be at 1.5%? I’m also thinking that my own expertise in flipping properties might also be of value. Thanks for any feedback!
