Property with 2 houses on it?

My husband and I are looking into buying rental properties.  This property below is for sale at a low price in our town.  Would there be any unforseen complications with 2 homes on one property? We are newbies so TIA!

"Unique opportunity for an investor or sweat equity buyer. Live in the first house and use the second property as a guest house for visiting relatives or friends. The main property has 3 bedrooms and 1 bathroom, the second property has 2 bedrooms and 1 bathroom and 1 car garage. Huge detached garage. Located on approximately 1.5 acres. Needs lots of work to bring back to its initial beauty. Close to highways and main street to town."
