‼️Potential 13 unit Investment‼️ Can’t afford to finance HELP PLS

I came across a property that is right now for sale 200k 13 unit property, and I came to about 4-500k all in with repairs and renovations I would like to purchase this property but I know my funds would come up just shy of being able to afford this if I went the conventional route. I was seeking knowledge on any other formulas or ways one could make an investment on such a property without fully having the funds to meet the minimum of a down payment etc. anything helps it’s going to be hard work but I know I can figure this out with help
