Partnering with a Foreigner to Buy a House

My mother, who is not a US Citizen & lives in the Philippines, has expressed interest in purchasing an investment property in the US. She would like to be my partner in the transaction and purchase of the house. I would be the one managing the deal and the property to get it rented. My mother would be the financier, and would like some of the cash flow as I would be keeping 10% of the rent each month for my service.

Has anyone here partnered with someone that lives in a foreign country and not a US citizen? How did you make it happen?
