Duplex VS 2 Townhomes

Lora Helfer

Hello all!

I have a fairly simple question. I am currently looking at writing an offer on two duplexes side by side. The thing is, they have actually been converted into 4 Townhomes. According to the seller they can be either, due to there being a firewall from floor to ceiling, but also one roof and 1 foundation.

My question is, if I am buying all four, does it matter whether they stay as 4 townhomes or if they are converted back into 2 duplexes?

Upon purchase, I do not plan to sell anytime soon, so my concern is cashflow. I guess the only difference I could see is taxes between 2 duplexes and 4 townhomes. Any insight?

Thanks!
