Making an offer with savings bonds

Hello—

I recently inherited some savings bonds, series EE, still maturing. I am interested to make a (cash) offer on a property, for which the uncashed bonds would be a portion of the funds used.

I am wondering how exactly to do this. I don't want to cash the bonds and then make an offer because a) we may not come to an agreement and b) the bonds are still maturing. I envision making some agreement prior to cashing the bonds and then finalizing the offer once the bonds are cashed, but I've yet to talk to a realtor who has experience with this.

Anyone here have experience with a similar situation?
