Profit structure for new flipping business

Hello BP, I'm a newer agent looking to do flips for an investor. My main value add will be finding deals and i am learning to oversee contractors during the renovation process. I will be making cash offers using the investor's capital and the homes will be under his name. I'm using my agency strictly for access to the MLS. How should we structure the profits/ business as I won't be taking commissions on the buying or selling end?
