Is central heat needed for a mortgage?

The situation: I am currently interested in purchasing a home located in the northeast that has no central heat source (fireplace only). In the homes description it says that the current owner will be installing a conventional heat source. I have seen online that most mortgage lenders require a central heat source understandably. So I have a few questions below.

I would be putting a 60% down payment on the property. Would this make any difference and help me to get a mortgage? 

My occupation is the installation of heating and cooling systems in homes. Is there any way this could make me more apt to get a mortgage or work with the current owner to negotiate the price? Also if anyone knows of a mortgage company that would be willing to work with me on something like this please let me know.
