What is the best niche?

There are so many different niches, strategies, and suggestions when it comes to real estate, but in all honesty, in my opinion, most advice is an opinion now that doesn't mean that what people say is wrong or right it just means that it works for them and that it was they believe, but because of all the advice, you have to figure a few things. What are your interest, what are your strengths, what are your resources available to you that will help you with your real estate journey that to me is where you figure out best what route to take. Also no matter the route the more you do deals the better you will become which will help you if you decide to get into other endeavors in the future. With that being said I am a fan of 

Smaller multi-family

Class C 

Value Add

Cash Flow

I would like to hear what some other people like in their investments, there are no wrong answers.
